Last night’s DFW Meetup: Deal Flow, Pricing & Reality – Broker Panel Live delivered exactly what we hoped for—real, unfiltered insight into today’s multifamily market.

We had a packed room and an engaged crowd, which made for a high-level conversation with even better takeaways.

What stood out:

Deal flow is active—but selective. Brokers are still seeing deals trade, but the bar for execution is higher than ever. The buyers winning today are the ones who can actually close.

Pricing is finding its footing. There’s still a gap between buyer and seller expectations in some cases, but we’re seeing more alignment—especially on well-located, operationally sound assets.

Distress is nuanced. Not every “distressed” deal is a slam dunk. The panel did a great job highlighting the hidden operational and capital challenges that don’t show up in the OM.

Relationships matter more than ever. In a tighter capital environment, who you know—and how you show up—can be the difference between getting a shot at a deal or missing it entirely.

The panel brought a ton of value, sharing what they’re seeing in real time across DFW and beyond, and the audience brought the energy with thoughtful, dialed-in questions.

Beyond the panel, the real magic (as always) happened in the room—connections being made, conversations continuing after the event, and people taking real steps forward in their investing journeys.
